Request A Valuation
When you have decided that it’s time to look for a new home, one simple call to us is all you need to do. We offer a free valuation service and with our extensive knowledge of the local area, backed up by nearly 20 years in the town, we aim to provide the most accurate valuation we can, backed up where possible with what’s been sold nearby.
We will arrange an appointment that suits your lifestyle. At this meeting we will discuss your ideas and plans. Together, we will agree the best way forward and we will suggest what figure would be suitable to start marketing your property at.
Preparing for Marketing
If you decide to place your house on the market, we will need to conduct a visit in order to take measurements, interior and exterior photographs and prepare a floorplan. Photographs are vital when selling a property, so it is always a good idea to keep your house clean and tidy and, where possible, to get rid of any clutter. the idea is to make your home look as spacious and inviting as possible.
Agreeing the Sale
Keeping the Sale On-course
A skilled and experienced estate agent has the necessary skills to overcome small obstacles before they develop into giant mountains. We regularly communicate with the solicitors on both sides of the transaction, reporting back to our clients on a regular basis. With our local knowledge and extensive network of specialists associated with our firm, we can usually progress a sale smoothly and efficiently to completion. Sometimes of course, there can be major challenges, during these rare events it is vital to have an experienced professional agent on your side to guide you through the process.
Exchange of Contracts
Guide to Buying
When you start your property search, come register with us and as soon as we get a property that may suit your requirements we will get in contact and start the ball rolling.
It is always good to make sure you have your finances in place before you go property hunting, make sure they are easily accessible and that there are no timelines in accessing your money, and don’t forget to budget for any removals and stamp duty!
Making an Offer
When you have found a property you like, it is time to make an offer. At this stage, the seller’s agent will need to know how you plan to finance the purchase, so it’s important to have ‘your house in order’ – mortgage agreed in principle, own property (if applicable) under offer and so on. You will find that if you are not in a position to proceed, some buyers will not take your offer seriously.
Instructing a Solicitor
A good solicitor/conveyancer is vital in achieving a smooth transaction. We strongly recommend that you use a local firm rather than a large corporate hundreds of miles away. The reason being that it’s much easier to pop into their office to discuss details, sign documents and so on if it’s only a short walk/drive.
